How Approval Works

Approval Process

We operate in three stages: pre-approval, screening, and final approval.

Pre-Approval

We review your qualifications and basic application information to determine whether the property may be a good fit.

Screening

We verify the information provided, including credit, income, rental history, eviction history, and required documents.

Approval

Once approved, you will receive a signable copy of the lease and instructions for securing the property. Money is due at this stage.

Before You Apply

Qualification Standards

HPM seeks well-qualified applicants who can show the ability and willingness to pay rent on time, follow the lease, and care for the property. Criminal, eviction, credit, income, and rental history are reviewed consistently and in compliance with fair housing laws.

Applicant Requirements

  • Each adult occupant age 18 or older must complete a separate application
  • Each applicant must provide valid identification
  • Applicants should show proof of on-time rent or mortgage payments
  • Applicants should have acceptable credit history
  • No recent eviction judgments preferred
  • Positive rental history preferred

Financial Requirements

  • Applicants should have verifiable lawful income
  • Preferred credit score is 680 or higher
  • Income should generally be at least three times the monthly rent
  • Voucher, subsidy, and lawful income sources are considered equally
  • Income standard may vary when rent is assisted by a voucher or subsidy

Apply for Free Pre-Qualification

You can apply for a free pre-qualification. Once pre-qualified, you will receive an invite to submit a credit report for full approval. There is a $35 fee for the report.

Once fully approved, you will receive instructions on how to secure the property. Our process typically takes 3 business days.

All of our rentals also have 360-degree virtual tours available through the same link, allowing you to preview the home from anywhere, anytime.

Private Tours

Private tours are available for applicants who have been pre-qualified. Pre-qualification helps us confirm that the property is a reasonable fit before arranging a private appointment.

  • Pay Stubs: Most recent pay stubs showing current income for 2 months
  • Employment Verification: Complete, sign, and upload the Employment Verification Form
  • All Income Sources: Upload proof of all income you want considered
  • Rental Verification: Complete, sign, and upload the Rental Verification Form
  • Government-Issued Photo ID: Valid photo ID for each adult applicant
  • Rent Payment History: Upload proof of recent rent payment history
  • Voucher Packet with RTA: Required if applicable
  • Self-Employment Documentation: 1099s, tax documents, contract payments, or similar proof

Pet Policy

Pets are accepted on a case-by-case basis. There is a $25 pet rent for each pet. Please review our pet policy in our tenancy guide before applying.

Self-employed applicants should upload documents that clearly show income, such as 1099s, tax documents, bank records, contracts, invoices, or proof of regular payments.

Yes. Housing vouchers, subsidies, and other lawful sources of income are considered equally. Applicants using a voucher should upload the voucher packet and RTA if available.

The $35 credit report fee is paid only after you are invited to move forward with full screening. The free pre-qualification comes first. You can also submit a portable credit report from an Experian affiliated link for consideration. 

If you do not have rental history, your application may still be reviewed. However, you may be asked to provide additional documentation or apply with a qualified co-signer. HPM does not accept guarantors.

No. You may apply before viewing the home. We recommend reviewing the photos, listing details, and 360° tour first so you can decide if the property appears to be a good fit. We prefer that you tour the property in person before payment. 

Pets are considered on a case-by-case basis. Pet rent is $25 per pet ($50 30 dogs lbs+). Applicants should review the pet policy in the tenancy guide before applying.

To exclusively reserve a property, one month rent and the security deposit which is equal to one month’s rent must be paid upon final approval and before move-in, according to the instructions provided. The property is not secured until all required funds and signed documents are received.

Documents should be clear, complete, and verifiable. Not all screenshots will be accepted.

You may be asked to provide an offer letter or new employment letter. Additional documents about previous employment may be submitted if current income cannot be fully verified through pay stubs.

Hawkins Property Management does not directly pay broker commissions. If a broker commission is requested, it may be submitted for the property owner’s consideration. Any approval and payment of a broker commission is at the owner’s discretion and must be approved by the owner in advance.
